Your first home, built custom.

A first-time buyer guide with preferred lender Mona Edick of PRMG: jumbo loans, inspections before drywall, and building a custom home.

01

Talk to Mona before you talk floor plans.

Mona Edick (PRMG, NMLS #452504) works with first-time buyers and jumbo loans. Start with her so your budget, down payment and loan type are clear before you choose a lot, a villa style or finishes. You are always free to choose any lender.

02

Know when a loan becomes jumbo.

A jumbo loan is a mortgage above the standard conforming limit for higher-priced homes. Ask Mona where your price lands, what documentation and reserves she will want, and how the loan is handled while the home is being built.

03

Inspect before the drywall goes up.

Once walls are closed, framing, wiring, plumbing and insulation are hidden. Ask the builder in writing whether you may hire an independent inspector at the pre-drywall stage and at final walkthrough, and when each visit can be scheduled.

04

Treat custom like a project, not a purchase.

Custom means many decisions with deadlines. With LEVEL 310, the process starts with a presentation by appointment, then a written quote in a private client portal. Ask Joie to review selections, change pricing and timelines with you before you sign.
